Pre-Construction Phase Services include:
- Value Engineering
- Review of owner's program and design documents
- Project Schedule
- Construction cost estimates
- Selection, retention, and coordination of professional services
- Cost reconciliation
- Constructability reviews
- Issue bid documents, prepare bid analysis and make recommendations
- Assist owner in obtaining building permits
Construction Phase Services include:
- Administration of the contract in accordance with the project budget, project schedule and contract documents
- Monitor performance of contractors and address or remedy delays to work or deficiencies in work
- Monitor project budget, develop cash flow reports and forecasts, review and certify amounts due the contractors, and prepare the application for payment
- Determine if the work is being done in accordance with the contract documents, monitor processing and approval of shop drawings, product data, samples and other submittals
- Record progress of the project, maintain all record documents on site
- Observe final start-up and testing of utilities, operational systems and, maintain a list of non-conformance items, prepare a list of incomplete or unsatisfactory items and schedule their completion, and make recommendations when work is ready for final inspection
